What British Columbia requires

In British Columbia, a depreciation report is required every 5 years under the Strata Property Act, Bill 44. Depreciation reports are mandatory for strata corporations with 5 or more lots — Bill 44 removed the three-quarters-vote deferral. Stratas wholly or partly in Metro Vancouver, the Fraser Valley or the Capital Regional District needed a compliant report by 1 July 2026; everywhere else the date is 1 July 2027.
