The Strata Property Act does not designate which professions can or cannot prepare a depreciation report. For a person (or company) to be able to author a depreciation report they are required to have knowledge and expertise to:
- Understand the scope and complexity of the strata corporation’s common property and common assets - Understand the individual components - Understand the strata corporation’s bylaws and any agreements entered into with owners regarding common property and common assets - Prepare a depreciation report consistent with regulations including a physical component inventory and evaluation
